HG Living and International Students House (ISH) are making significant strides in developing a new purpose-built student accommodation (PBSA) project at Kennington Lane in Vauxhall, London, marking an important milestone for ISH as it delivers its first brand-new building in its over 60-year history. The scheme, managed by main contractor HG Construction, is rapidly taking shape with brickwork reaching the eighth level on three elevations and internal finishes progressing steadily. Bedroom decoration and flooring have been completed from the first to the eighth floor, and furniture installation is well underway, indicating substantial progress towards the planned summer 2026 completion.

The development will provide 185 student beds alongside a variety of communal facilities designed to create a vibrant and supportive living environment. These include shared kitchens and living areas, a laundry room, indoor cycle parking, and electric bike charging points. The ground floor will feature a café open not only to residents but also to the local community, fostering wider engagement around the development. Additionally, office space for ISH staff will support the management and operation of the building. Positioned just a short walk from Vauxhall tube, bus, and railway station, the scheme is conveniently located near local amenities such as The Oval Cricket Ground, a large supermarket, a gym, and green spaces including Vauxhall Pleasure Gardens and Kennington Park.

International Students House has a long-standing mission since 1965 to provide affordable, safe homes and foster a supportive community atmosphere for students from around the world. Until now, ISH’s accommodation had been based in existing properties, making this new purpose-built scheme particularly significant, representing their first new-build project. The partnership with HG Living and HG Construction reflects a collaborative approach to delivering student housing that meets modern standards and student needs. HG Living has emphasised the scheme as a “fantastic” opportunity to help more young people from diverse backgrounds achieve academic success.

The project’s design and construction benefit from an experienced team including architect and principal designer rg+p, structural engineers Frame Engineers, MEP consultants Mendick Waring Limited, fire engineers Orion Fire Engineering, landscape architects BD Landscape Architects, and project management by Pulse Consult. This integrated team approach ensures that the development is holistically planned and executed to a high standard.

As the construction progresses, the Kennington Lane development stands as a promising addition to London’s student housing landscape, addressing the ongoing demand for quality, affordable, and community-oriented accommodation in a well-connected part of the city. Both ISH and HG Living view the project as a landmark in their histories, signalling a commitment to enhancing student life through thoughtful, well-located housing solutions.
